The West Falls CDA issued $13 million bonds to help the developers pay for infrastructure. These bonds are repaid over 30 years via special assessments on the West Falls properties only, condo owners included.
Update: The Quinn site plan was approved on March 19, 2025. The latest site plan moves the Quinn loading dock from S Maple to S Washington. The sanitary sewage will be pumped to Arlington County’s treatment plant.
Econize is finalizing plans for a new showroom at 821 W Broad St. The basement may be rented out for remote work. The current Econize properties on Park Ave. are to be sold to Madison Homes.
The ULI-TAP discussions on the Gordon Road Triangle suggested a phased redevelopment, including re-doing an earlier property yard study, zoning for more multi-family and mixed-use housing, and affordable housing.
These 31.5 acres in Fairfax County plus the City’s 10-acre West Falls project will result in a dense Mosaic-like area next to FCCPS’ Secondary Schools campus. Over 2,000 new residential units are planned.

The City made $8.4 million from the sale of the Virginia Tech (VT) grad center in November 2023. Favorable lease terms between the City and VT allowed VT to make a deal with Converge, one the City saw had benefits. VT received $16.6 million.
The City’s initial financial expectations from the public-private partnership were repeatedly revised downwards, primarily due to COVID. Higher returns from the West Falls project for the developer and investors were achieved by lowering payments to the City.
